In Canada, the listing agent represents the seller. As a buyer, you should have your own agent — and understand how they're compensated.
How Buyer's Agents Are Paid
Traditionally, the seller paid both agents' commissions (typically 4–5% split). This is changing with recent industry reforms. Increasingly, buyers sign a buyer representation agreement specifying their agent's compensation, and negotiate this separately from the sale.
Buyer Representation Agreement
In Ontario and other provinces, signing a Buyer Representation Agreement (BRA) is required before an agent can show you homes. It establishes the agent's duties, your obligations, and their compensation. Read it carefully — note the exclusivity period and termination clauses.
Choosing a Realtor
Ask for: number of buyers helped in the last 12 months, average days on market for their clients' offers, neighbourhood expertise, and references. Avoid agents who push you to offer higher without data.
