A home inspection is your best tool for understanding what you're buying. Never waive an inspection on a property you haven't already pre-inspected.

What Gets Inspected

A licensed home inspector evaluates: roof and attic, foundation and structure, electrical panel and wiring, plumbing, HVAC systems, windows and insulation, and visible signs of water intrusion or mold.

Choosing an Inspector

Look for membership in OAHI (Ontario), CAHPI (national), or provincial equivalents. Ask for a sample report. A thorough inspection takes 2–4 hours for an average home — avoid inspectors who finish in 45 minutes.

After the Report

Major issues (foundation cracks, knob-and-tube wiring, HVAC failure) are grounds to renegotiate price, request credits, or walk away if conditional. Minor issues are normal and should not derail a reasonable deal.
